Villas Di Borghese Opens Two Spectacular Model Homes
European-like townhome models inspire urban living with Parisian wine cellar & tasting room, custom finishes

Atlanta, GA (Oct. 19, 2001) - Villas di Borghese, the European-inspired fee simple townhome development located adjacent to The Borghese, has announced the opening of two spectacular model homes designed by the internationally acclaimed design firm of Chapman Design Group.

Villas di Borghese is part of Piazza at Paces, a sophisticated mixed-use residential and commercial development featuring The Borghese, one of Atlanta's most exclusive luxury condominiums, and The Forum, a mid-rise office building. Piazza at Paces is located south of West Paces Ferry Road on Northside Parkway in the "Smart Side of Buckhead."

"The models at Villas di Borghese perfectly depict what new luxury urban living is all about," said Jay Hodgins, an associate at Chapman Design Group, which also designed model homes at The Borghese. "One model has a west coast California kind of casual, eclectic feeling and the second is vintage, urban east coast New York."

Both models devote an entire floor to the master suite and boast white-washed or ebonized hardwood floors, eat-in kitchens with exclusive cabinetry with hand-painted finishes and a stylish "unfitted" look. One villa even features a free-standing soaking tub. The other has a wine cellar and tasting room on the lower level, resembling a traditional Parisian cavern with a glassed-in refrigerated room.

Villas di Borghese will consist of 40 townhomes, each with four levels and priced from the low $500,000s to $1.2 million. Numerous unique floorplans offer individual decks and balconies, private entrances and one- and two-car garages, hearth fireplaces with marble surrounds, on-site stained and polished hardwood floors, exquisite finishes with travertine, granite, slate, limestone and marble elements, and elegant crown moldings. There are professionally landscaped grounds, outdoor seating with fireplace and grilling area, and a water feature.

In addition to its convenient access to the best of Buckhead, Villas residents can enjoy many of the comforts and conveniences that the Piazza offers, such as on-site banking at The Forum, dry cleaning services, car detailing, a sundries shop and fine dining at the Joël brasserie, newly-opened on the lobby level of The Forum.

Toronto-based Chapman Design, founded in 1980, specializes in the interior design and decoration of common areas, sales centers and models within the residential development industry. It has been responsible for such prestigious developments as Baker Square, Boston; Trump Palace Court and 1049 Fifth Avenue, Manhattan, and Somerset House, Washington and for private residences at Royal Westmoreland Golf & Country Club in Barbados. It also handled The Cotton House Resort on the island of Mustique, which was featured on the April 2001 Architectural Digest cover.

Villas di Borghese is being developed by Southeast Capital Partners, Inc., established in 1993 and a highly respected Atlanta-based firm that has successfully developed over $100 million in luxury condominiums and townhomes in the metropolitan area. The company's principals are Jay T. Clark and Satish S. Lathi, both experts in the development and construction of luxury residential buildings.

The Villas' top-notch team includes the nationally renowned Lessard Architectural Group, Inc., legendary Buckhead architect Bill Harrison of Harrison Design Associates and Cambridge Builders & Contractors, LLC. The property's primary investor is Ronus, Inc., the U.S. real estate arm of a European group owned by Ronald de Waal.
