A New Benchmark for Upscale Living - The Borghese

Atlanta, Ga. (Dec. 7, 1999) ­ Southeast Capital Partners, Inc., is pleased to announce it is bringing a taste of classic Italian architecture to Atlanta through its newest upscale condominium community, The Borghese. A part of the mixed-use Piazza at Paces community located along Northside Parkway and Howell Mill Road, The Borghese will be a luxurious twelve story, 62-unit property with an additional penthouse level.

Influences for the property were drawn from the historic Villa Borghese, located in Rome, Italy, which serves as a testament to classic architecture and enduring beauty. With the colors and textures of Italy and its signature rooftop cupolas, The Borghese will combine old world elegance with lavish modern amenities. From its striking façade, surrounded by gardens and fountains, to exquisite interior spaces such as the Intermezzo Club Room, parlor and dramatic two-story grand lobby with its monumental staircase, The Borghese will represent Atlanta's newest home to true opulence.

Two and three bedroom homes and penthouses are available. Residences feature the highest quality amenities, including granite or marble tiles and countertops, hardwood flooring, five to nine-inch crown molding, whirlpool tubs, smart house technology and high speed Internet access. The Borghese will provide its residents with an outdoor heated pool with grill, private health club with separate massage room, men's and women's saunas, valet service, 24-hour concierge service and more. Homes are available from the $500,000's to over $2 million.

As a part of the Piazza at Paces, The Borghese will serve as a cornerstone of Atlanta's first luxury new-urbanism project, in which a property is tied together through living, working and retail space while effectively blending with surrounding neighborhoods. With the same architectural feel as The Borghese, The Piazza at Paces will also feature a mid-rise office building, The Forum, which is being developed by Ben Carter Properties. Five star chef, Joël Antunes, will open his namesake brasserie-style restaurant on the lobby level of The Forum. Various retail amenities at The Borghese and The Forum will also be available to residents. Between the two structures a large European styled open space, or piazza, will be created with formal gardens, gazebos and fountains to complement the classic design of the property.

The Borghese's Sales Center, built on-site at 3286 Northside Parkway in Atlanta, is being designed to complement the stylistic feel of the property. Hours are Monday through Friday 10:00 am to 6:00 pm; Saturday 10:00 am to 5:00 pm; and Sunday 12:00 pm to 5:00 pm. Extended hours are offered until 8:00 pm on Wednesday evenings. The Borghese is being developed by Southeast Capital Partners, Inc., which has assembled a team of top-notch companies to bring the property to fruition, including Alexander Weiner Baker Architects and Hardin Construction Group, Inc. The property's primary investor is Ronus, Inc., the U.S. real estate arm of a European group owned by Ronald de Waal. Coldwell Banker The Condo Store will manage marketing and sales of the property.

In 1995, Southeast Capital Partners, Inc., redeveloped The Ponce Condominiums in downtown Atlanta, which, like The Borghese, exemplifies an era when spaces were designed to be an integral part of the architecture. Other properties of note developed by the company include Heritage Place and Brookwood Place in Buckhead and Brickstone Heights in North Fulton.

Southeast Capital Partners, Inc., established in 1993, is a highly respected Atlanta-based firm that has successfully developed over $100 million in luxury condominiums and townhomes in the Atlanta metropolitan area. The company's principals are Jay T. Clark and Satish S. Lathi, both experts in the development and construction of luxury residential buildings.
